Suitable for the more experienced landlord, this service includes:- Marketing / advertising of your property
- Preparation of details of the property.
- Accompanied viewings at the property.
- Full referencing and Credit checks carried out on prospective Tenants by a credit reference agency.
- Drawing up of legal documentation signed by Tenants.
- Collection of first month's rental only along with deposit. Our cost for this service is taken from the money received at the time of signing in advance of the term of the tenancy.
Letting and Rental Collection Service
Suitable for the experienced landlord, this service includes:- Marketing / Advertising of the property. Marketing / advertising of your property
- Preparation of details of the property.
- Accompanied viewings at the property.
- Full referencing and Credit checks carried out on prospective Tenants by a credit reference agency.
- Drawing up of legal documentation signed by Tenants.
- Preparation and signing of legal documentation.
- Collection of Deposit and placing in TPDS
- Rental collection on a monthly basis and credited to your chosen bank account,less our agreed fee.
- Monthly accounts statement issued.
Full Management Service
Suitable if you're new to being a landlord or if you need to concentrate on other things, this service includes:- Marketing / Advertising of the property. Marketing / advertising of your property
- Preparation of details of the property.
- Accompanied viewings at the property.
- Full referencing and Credit checks carried out on prospective Tenants by a credit reference agency.
- Drawing up and signing of legal documentation signed by Tenants.
- Prepare and issue Inventories and a schedule of condition of the property.
- Key handover
- Collection of Deposit and placing in Tenancy Deposit Protection Scheme
- Rental collection on a monthly basis and credited to your chosen bank account, less our agreed fee.
- Monthly account statement issued.
- Quarterly inspections and written report of findings.
- Managing of Maintenance works or repairs required within the property with your authorisation
- Settling of contractors invoices.
- Renewal of gas and electric safety inspections every twelve months.
- Arranging of tenancy changeover.
